[For Sale] Pacific Island Village Home

31521 Crystal Sands - Laguna Niguel | Pacific Island | Mid-Century Modern

31521 Crystal Sands Dr – Laguna Niguel, CA

I don’t think we’ve posted a South Orange County Modern Home in a while — if ever! Interestingly, I was born in San Clemente (there are are some super cool modern homes down there we’ll be featuring in the futur) and I grew up in Mission Viejo, so I know where many of the cool modern homes are.

If you’ve been looking around at mid-century modern homes for a while, especially in Orange County, there’s a good chance that you’ve noticed there are sub-styles. There are the Minimalist Modern Homes…Eichlers and custom one-offs. Later on there are the Contemporary Moderns — homes built in the late 1960s and even into the 70s. Finally, and perhaps the biggest group, are the Native California Moderns. These homes look and feel very natural in the California landscape and offer tons of modern features (lots of glass, vaulted ceilings, emphasis on indoor-outdoor living) — but they use more common materials (stucco, board-and-batten siding) and often times have a few details that nod to native Spanish architecture.

And that’s what we’re featuring here today. I picked this particular home but I really want to talk a bit about the Pacific Island Village community. I’ve seen these homes for a while but this is the first one I’ve had the chance to tour one and see the complex in-person. Before I talk about the actual home, I want to talk about the complex. Some of the homes are attached and some are detached. They aren’t titled as condos and they don’t feel like condos. I think the term “garden home” best describes them. I’m putting this in bold because it’s super important: This is one of the most beautiful 1960s projects I’ve seen in all of Orange County. Some of the homes have beautiful hill views and a few have killer ocean views. The project is located on a high-knoll just a mile or two from the ocean. Even if you don’t have a view home, you’re only a short walk from one. Moreover, if you like to walk or jog, you’ll be enjoying the views.

This particular unit is a short sale. But the price is affordable and I think the home is in “okay” condition. Some sweat could go a long way to building equity. The floorplan is very workable and this home gives you two usable outdoor areas, the biggest of which is right off the great room (beautiful open beam tongue and groove ceilings!) Homes like this are really a blank canvas and those with creativity (or access to some :) could really make this property a show place on a limited budget.

Also, there are other homes and plans in the same community for sale. If you’d like to learn more, don’t hesitate to ask.

If you would like to tour this home, please do not hesitate to contact me, email us at info@ocmodhomes.com, or call (949) 200-7795. This home is not my listing, but my team and I know more about mid-century modern homes in Orange County than any other real estate professionals and we’d love to represent you as a buyer’s agent. I also live in a Cliff May home .

[DIY] Rustic Headboard for your Mid-Century Modern!

My secret muse is the act of moving. No matter how much furniture I have, when I move there is always something that I need to replace or incorporate into the design of a room and moving is the perfect chance to start fresh, get organized and design your new space with a fresh twist.

[SOLD] That house went for what?!@#?@#$

This home originally hit the market with a list price of $699k. I had a chance to take a look and it’s one of those great, custom, mid-century modern Spanish ranches that seem to to found anywhere in Orange County there are custom homes. This one is located on a great street in Cowan Heights (part of North Tustin) where the most of the neighboring homes are larger and go for over $1M.

A Chili Sampling of Epic Proportions

Though successful at the 2011 Tustin Chili Cook-Off, MeadeFirst’s entry didn’t warrant the People’s Choice Award. But that wasn’t exactly their fault.

[Success Story!] Tustin Mid-Century Ranch

ShareTweet While many of the high dollar mid-century modern homes across Orange County are beautifully-preserved, the more affordable homes often suffer much less enlightened care. Many of these tract homes are festooned with extra trim and questionable remodels in an attempt to turn a mid-century modern homes in a craftsman, cape cod, or the dreaded [...]

[For Sale] Fairhills Eichler

1291 N Linda Vista – Orange, CA — A great “no stories” Fairhills Eichler home has just come up on the market in Orange. This is a standard sale, large 4 bedroom model with almost 1,700 square feet. I was able to tour this home over the weekend and here are my thoughts.

[Success Story!] Sunny Hills Swank Pad

ShareTweet The Orange County real estate is a very different business when working with clients who are looking for modern home. I’m pleased as punch to represent the buyers of this home. Like many mid-century modern buyers, they came to us loving the style but not knowing where to start or exactly what they wanted. [...]

[SOLD] Remodeled Tustin Cliff May

SOLD: 1592 Garland Avenue – Tustin, CA

Big news…this home sold on 2/24/2012 to a cash buyer for $535,000. To be quite honest, this home sold for a bit more than I thought it would.

deja vu Long Beach, The perfect fit

Imagine you’re sitting in your OC Mid-Century Modern Home. Life probably feels really good, but something just doesn’t feel right. Maybe it’s the wood flooring you couldn’t afford to refinish when you moved in. It could be that old hand me down couch that doesn’t fit in the room. Or maybe you’ve got open space in a room and can’t figure out what to do with it.

[For Sale] Wall of Glass under $400k

1592 Garland Avenue – Tustin, CA

Okay…upfront disclosure: This home is located just down the street from me and I really want it to go to someone who will appreciate it and be a great neighbor. With that said, this is a great house and the Cliff May homes in Tustin don’t come up for sale very often.
