I don’t think we’ve posted a South Orange County Modern Home in a while — if ever! Interestingly, I was born in San Clemente (there are are some super cool modern homes down there we’ll be featuring in the futur) and I grew up in Mission Viejo, so I know where many of the cool modern homes are.
If you’ve been looking around at mid-century modern homes for a while, especially in Orange County, there’s a good chance that you’ve noticed there are sub-styles. There are the Minimalist Modern Homes…Eichlers and custom one-offs. Later on there are the Contemporary Moderns — homes built in the late 1960s and even into the 70s. Finally, and perhaps the biggest group, are the Native California Moderns. These homes look and feel very natural in the California landscape and offer tons of modern features (lots of glass, vaulted ceilings, emphasis on indoor-outdoor living) — but they use more common materials (stucco, board-and-batten siding) and often times have a few details that nod to native Spanish architecture.
And that’s what we’re featuring here today. I picked this particular home but I really want to talk a bit about the Pacific Island Village community. I’ve seen these homes for a while but this is the first one I’ve had the chance to tour one and see the complex in-person. Before I talk about the actual home, I want to talk about the complex. Some of the homes are attached and some are detached. They aren’t titled as condos and they don’t feel like condos. I think the term “garden home” best describes them. I’m putting this in bold because it’s super important: This is one of the most beautiful 1960s projects I’ve seen in all of Orange County. Some of the homes have beautiful hill views and a few have killer ocean views. The project is located on a high-knoll just a mile or two from the ocean. Even if you don’t have a view home, you’re only a short walk from one. Moreover, if you like to walk or jog, you’ll be enjoying the views.
This particular unit is a short sale. But the price is affordable and I think the home is in “okay” condition. Some sweat could go a long way to building equity. The floorplan is very workable and this home gives you two usable outdoor areas, the biggest of which is right off the great room (beautiful open beam tongue and groove ceilings!) Homes like this are really a blank canvas and those with creativity (or access to some
could really make this property a show place on a limited budget.
